The real estate developer Cloud9 is approaching the completion of the first phase of the Cloud9 Evolution project in the Pipera area, with over 50% of the units already contracted.

At the same time, the second phase has been launched and a €3 million investment has been announced for a school that is set to be inaugurated in 2026, according to the company’s CEO, Răzvan Brasla, in the context of the #Lessons for 2026 questionnaire conducted by Forbes Romania.

The investment in the educational unit is presented as part of the strategy to expand the residential project into a “complete ecosystem,” where educational, commercial, and sports facilities are integrated into the development plan.

In a market where cost pressures and macroeconomic uncertainties have remained high, Cloud9 says it has managed to maintain stability through financial discipline and banking partnerships.

“In an economic environment that is still unpredictable, we have managed to maintain stability thanks to rigorous planning, careful financial control, and solid partnerships with banking institutions,” stated the CEO of Cloud9.

Brasla describes 2025 as a moment of “maturation” of demand and project selection, against the backdrop of risks that have affected the entire sector.

“Inflation in construction materials, interest rate volatility, and fiscal uncertainty have put pressure on the entire sector,” he says, adding that the market has begun to make a clearer distinction between well-capitalized developers and projects dependent on pre-contracting.

“Today, buyers are much more attentive to the origin of capital, the level of risk, and the quality of the developer,” Brasla also stated.

For 2026, Cloud9 is focusing on completing the first phase of Cloud9 Evolution, continuing the second phase, and operationalizing the school, while evaluating expansion with residential projects in other cities as well.

“We are analyzing the opportunity to replicate our smart urban community model in major cities across the country. We are looking for locations that allow us to apply the same principles that define every Cloud9 project: consistent quality, proximity to key points of interest, energy efficiency, green spaces, and a mix of facilities,” Brasla emphasized for Forbes Romania.

In his view, pressure on affordability and standards will separate projects with solid foundations from those focused strictly on volume: “2026 will be the year when the difference will be made between projects built on vision and those built on volume.”
